Thank you Di Nunzio Lifestyle Architecture for partnering with Earchphoto to celebrate a recently remodeled office building in Montrose.

Originally built in the late 60's as a warehouse for storing air conditioning equipment, 2311 Dunlavy has long gone unnoticed in an otherwise growing and vibrant Midtown neighborhood in Houston, Texas.

To attract a new first-floor tenant, the building had to go through a significant transition in order to become more marketable. The result was a simple design solution, using materials that were in keeping with the surrounding urban feel. 

A cable-link system was used for lateral bracing, as new windows were added to the façade and did not want to impact the existing tenants with the addition of new structure.

New window canopies were added, along with a storefront entry for a retail tenant that were composed of raw steel, giving it a certain rustic urbanity. Exposed Honduran Mahogany was used in the decorative panels, added to provide relief and depth to the façades.

The result was a warm and welcoming focal point with much needed green space that received positive acclaim from its tenants and surrounding neighbors alike.

Though it was a simple project, it proves that a bit of pragmatism, ingenuity, and creativity can go a long way in giving an old structure a second life. (text by Kristin Noble)
